How Heated Driveway Systems Work

A heated driveway operates by embedding heating elements beneath your driving surface. When freezing precipitation begins, automated moisture and temperature sensors activate the system. Radiant heat rises through the stone, concrete, or asphalt, helping melt snow on contact and evaporate meltwater before packed ice sheets can bond to the surface.

In Southern Ontario, outdoor systems are sized to deliver between 35 and 50 Watts per square foot (approx. 120 to 170 BTU/hr/sq ft). This heat density overcomes rapid freezing cycles and heavy, wet slush common in the GTA.

Electric vs. Hydronic Heated Driveways

Depending on your property layout, existing utility capacity, and square footage, we install both commercial-grade electric resistance systems and closed-loop hydronic systems:

Electric Resistance Systems

Electric systems use high-durability, twin-conductor fluoropolymer heating cables secured at precise spacing across steel reinforcing mesh or concrete bedding prior to pouring or paving.

  • Ideal Application: Residential driveways up to 1,000 sq ft, tire-track heating (150–400 sq ft), and walkways.
  • Thermal Response: How quickly the surface heats up (typically 20–45 minutes to reach effective melting temperatures).
  • Space & Equipment Required: Minimal. Controls are housed in a compact wall-mounted electrical enclosure.
  • Maintenance: Solid-state components with zero moving parts.
  • Electrical Requirement: Typically requires 40A to 100A of available panel capacity. A proper electrical load calculation is performed before quoting.

Hydronic Glycol Systems

Hydronic systems circulate a heated propylene glycol mixture through durable oxygen-barrier PEX tubing embedded in the driveway base, powered by a dedicated natural gas boiler.

  • Ideal Application: Large estate driveways exceeding 1,200 sq ft, or properties with existing high-capacity gas boiler setups.
  • Energy Source: Natural gas condensing boiler, providing efficient per-hour operating costs at large scale.
  • Space & Equipment Required: Requires dedicated mechanical room space for boiler, mixing valves, expansion tanks, and distribution manifold.
  • Maintenance: Annual boiler checkup and periodic fluid concentration verification.
  • Electrical Requirement: Modest electrical draw (circulator pumps and controls only).

Driveway Design Configurations

Configuration A

Full-Coverage Driveway

Complete edge-to-edge snow melting across the entire driveway. Ideal for multi-car parking areas, flat layouts, and properties where snow storage is limited.

Configuration B

Dual Heated Tire Tracks

Two 24-to-30-inch-wide heated pathways aligned with vehicle tires, plus an entry apron. Reduces upfront installation and electrical load by up to 60% while providing reliable traction.

Configuration C

Driveway & Walkway Combined

An integrated multi-zone system that heats driveway tire tracks and the front walkway from a single automated control center.

Electrical Feasibility & ESA Permitting

One of the most important questions GTA homeowners ask is whether their 200A service can support a heated driveway. At 40W per sq ft, heating a small 300 sq ft tire-track layout requires approximately 12 kW (50 amps at 240V). Most modern 200A panels can accommodate this with proper load management. For larger areas (600–1,200 sq ft), we calculate your home's total electrical profile to determine if a sub-service, load-shedding controller, or hydronic system is the most cost-effective path.

All electrical work is performed by licensed electrical contractors and inspected under official Ontario Electrical Safety Authority (ESA) permits.
